One of the consistently under-utilised aspects of small to medium property development is to have your builder involved from the early stages of concept, planning and design. In any project, getting the right balance of level of finish and cost for your end product is a key to success.
And so it makes sense that you would be able to openly work through options and costs with your builder to achieve this. To facilitate the successful delivery of your project, Devmark Projects utilises up to date project management and construction systems to ensure the best possible outcomes are achieved.
Our Project Managers and Supervisors have each had over a decades experience working for major Commercial Builders and Property Developers and our aim is to bring those skills to domestic and small-to-medium construction & development, for the benefit of your next project.
Stage 1
The Concept Phase
The Concept Phase may be the most important phase of any project as this is where the foundations are laid for success. This is where your ideas and strategy are formalised so you begin to define the scope of your project. At this point you should ideally define your budget and critically test whether that budget aligns with the delivery of the project you seek to complete. Once the concept of the project has been laid out and you have assessed the suitability of your strategy, it is time to move on to Design and Planning.
Stage 2
The Design & Planning Phase
The Design & Planning phase is where your project begins to take shape. Invest wisely in consultants who can add value to the project during this phase and take your time to review, assess, feedback and make adjustments as necessary. The idea that the cost of making changes at this stage is far less than at later stages coupled with the ability to make impactful refinements is a truism yet is one to take serious advantage of. Ensure you involve all stakeholders so that the project can be reviewed from multiple perspectives. And of course, ensure one of those involved is your Builder and seek advice on constructability, suitability, efficiency and feasibility.
Stage 3
The Construction Phase
The Construction Phase is where the rubber hits the road. All of the time spent in planning the project will have given the best opportunity to move ahead with confidence and minimise the potential for issues to arise. However due to the nature of construction and development, Owners should always be prepared for unexpected circumstances to arise and be ready to take a pragmatic approach to resolving so that good decisions can be made, clear directions provided and let the project roll forward. For the Construction Phase to be successful and also enjoyable it is clear that you will need a strong , open and trusted working relationship with your Builder.
Stage 4
The Completion and Handover Phase
The Completion and Handover Phase is critical to finalising the successful delivery of a project. Devmark Projects employs a more formal process to ensure the quality of the project at handover meets the high exceptions of Owners and Developers in today’s competitive property environment. Our process involves a system of defect management that requires Owner input ahead of contract practical completion working with us to identify items that require attention. We address these across the final stages of construction while the Owner finalises their paperwork so that on handover we provide a property that is defect free and ready for use.
Stage 5
The Maintenance Phase
Once your project is handed over, you can sleep easy. During the first few weeks and months of use small issues may arise or there may be other little activities that need to be closed out. Devmark Projects offers a full 12-month defect maintenance period on all builds, giving you peace of mind that we will be there to support you while you work through this settling in period and you can enjoy your new property and investment for many years to come.
